Garrage Barricades Due to Concrete Deterioration

Late Saturday night (9/5) MSI security reported some small pieces of concrete had been dislodged from the beam above parking space 310, B3 level. This was from the area above on B2, where a crack has been expanding for some time. The exposed rebar appears to be holding, although quite rusty. MSI staff placed barricades on the B3 ramp to divert autos from under the cracked area, to prevent any damage to cars passing directly under in the event more concrete falls off. More importantly, barricades were placed on B2 near parking space 146 to divert traffic from directly over the worst crack to minimize the stress to the damaged beam. We will continue to monitor the beams and respond if the conditions change.

Our engineers have been contacted and will examine the entire situation more thoroughly first thing Tuesday, 9/8.

Big Turnout for Annual Meeting

Plaza residents seem to enjoy having their Annual Meeting off-site. For the second year in a row, nearly 200 owners attended the April gathering at University Place. The venue, the chance to socialize, and a scrumptious buffet drew positive reviews.

Five candidates were running for three director ositions: Marianne Brams, Lynne Hartshorn, Michael Hodge, Bill Rollins and Ron Till. Despite a voting quorum of 60%, none of the candidates was elected.

Treasurer Christine Hermann reported that after a challenging 2006 and 2007 the APAC’s financial situation was substantially improved in 2008. “We paid off our line of credit and had $300,000 in excess revenue,” she said. But she cautioned that the buildings are getting older, and we must be prepared to meet future obligations.
